What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They might make a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage of the house and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Challenging real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you have! Unless an appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a home up for sale

A measuring service can secure a fair price for your home. Area is one of the most important elements potential buyers consider when purchasing a house — but since these values are often estimated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service executed by an appraiser (after any renovation that might have affected square footage).

Information for agents

To make sure that your client's property sells at a price that correctly reflects market value, we suggest seeking a home measurement of the property. Clients, and especially potential buyers, will appreciate your eye for detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool to interest potential buyers because they can review the layout and details of the home before and after a walkthrough.
